What it is

Site Preparation — done right, done once.

Site preparation is the difference between a building that lasts and a building that doesn’t. Before concrete is poured, a pad has to be cleared of roots and debris, shaped to the right elevation, graded for drainage, and compacted to engineering spec.

We handle the whole sequence — clearing, stripping topsoil, cut-and-fill, compaction, sub-grade, and final grading — with the excavators, dozers, and skid steers to match the job size. Whether it’s a single-family home on a wooded Sagle lot or a commercial pad in Post Falls, the work is the same principle: get the dirt right first.

Our Process

Four steps from first call to finished work.

No games, no mystery pricing, no “we’ll see when we get there”. Here’s how every Premier job runs.

Walk the land

We come out, walk the property with you, and understand what you’re trying to get done. Free, no pressure.

Straight quote

You get a written quote with scope, timeline, and price — in days, not weeks. No bait-and-switch.

Do the work

We show up when we said we would and run the job with our own crew and equipment. You stay informed.

Walk it again

Final walk-through. If something isn’t right, we fix it before we invoice. That’s our guarantee.

What you get

The difference is in how it’s done.

Engineering-grade compaction

Proper lift depths, proof-rolled, and ready for footings.

Drainage built in, not bolted on

Positive slope away from the structure from day one.

One crew, one timeline

Clearing through finish grade — no waiting on subs.

Permit-aware

We build to your engineer’s spec and plot plan.

Why Premier

Build-ready, in one call.

Right-sized equipment, licensed crew

Licensed Idaho contractor with equipment to match the scope — no oversized gear bruising your lot, no undersized gear dragging out your timeline.

We walk the plan before we dig

We walk the plot plan with you before we start. If the engineer’s grades don’t match reality, you’ll hear about it before dirt moves.

One contact, clearing to pad

One call does it all: clearing, septic rough-in, water line, driveway cut, pad, backfill. A single point of contact from first visit to final walk-through.

Questions

Site Preparation — answered.

How long does a typical home site prep take?

Most single-family pads run 3–7 working days once we start — longer if significant clearing or rock is involved. We give a firm window before we begin.

Do we need permits for site prep in Bonner County?

Most home builds require a building permit that covers site work, and disturbance over certain thresholds may need stormwater or grading review. We’ll tell you what applies to your lot.

Can you coordinate with our builder or engineer?

Yes. We routinely work off architect/engineer grade sheets and coordinate directly with general contractors.

What about rocks and stumps we hit during stripping?

We have the equipment to handle both. Large boulders and stumps are priced either in the quote (if visible in the walk-through) or as a clear line item if they’re discovered.

Do you haul off material or stockpile on site?

Either. Most clients prefer we keep topsoil on site for landscape reuse and haul off excess sub-grade.
