A lot of landowners in North Idaho only sell timber once or twice in their lifetime, and it’s easy to get the wrong number. We walk your timber, cruise it, and give you an honest estimate of what the merchantable wood is worth before anyone fires up a saw. No guesswork, no handshake surprises at the end.

We run everything in-house — timber cruise, Notice of Forest Practice, harvest, landing, haul to the mill, and landing rehab. Our written quote breaks out the timber value, the cost of work, and your net either way — so you see exactly what you’re getting before you sign.

Get money back for merchantable timber.

When we clear fire fuels or reduce a stand, any merchantable logs we pull off your property can be sold — and that revenue gets credited back to your invoice. On the right site, the timber sale covers a meaningful chunk of the clearing cost. Sometimes all of it.

How the rebate works

  • We identify merchantable timber during the site walk — typically sound conifer above a minimum diameter.
  • If the volume makes sense, we broker the logs to a local mill and apply the net proceeds to your invoice as a rebate.
  • You see the timber value on your quote up front — no surprises, no hidden margin.
  • If there’s no merchantable timber, we tell you straight. Not every property qualifies.

How does the timber rebate actually work?

After the site walk we identify merchantable logs and estimate volume. We get mill quotes for current prices. On your written quote, you see the estimated log value as a credit against the clearing cost. Once logs are delivered to the mill and payment comes through, the actual net proceeds are applied to your final invoice. Transparent and line-itemed.

Will I end up making money?

On some parcels yes — if the timber value exceeds the logging and clearing cost, you get a check. More commonly the rebate covers a meaningful chunk of the work, so the net cost to you is less than a pure clearing job.

What size parcel makes sense?

Usually 5 acres and up with a reasonable volume of merchantable timber. Below that, mobilization cost eats the timber value. We’ll tell you straight if it doesn’t pencil out.

Do I need a timber harvest plan?

Idaho’s Forest Practices Act requires a Notification of Forest Practices (NFP) for most commercial harvests. We handle the filing and any required setbacks from water and roads.

What happens to the land after logging?

We do landing rehab, slash cleanup, and road grading as part of the job. If you want the stand reforested, we coordinate with local reforestation services. If you want the cleared areas mulched or graded, we do that too.
